Job Description
We are seeking a highly skilled and experienced Valuation Officer with a specialization in Property Pricing to join our dedicated team in Lubumbashi. This critical role is responsible for accurately assessing the value of various properties, providing essential insights for loan applications, collateral assessment, investment decisions, and financial reporting. The ideal candidate will possess a deep understanding of local property markets, valuation methodologies, and regulatory compliance. You will conduct thorough market research, perform site visits, analyze market trends, and prepare comprehensive valuation reports that adhere to both internal policies and international valuation standards. Key Responsibilities
- Conduct comprehensive property valuations for residential, commercial, and industrial properties for various purposes, including lending, asset management, and financial reporting.
- Perform detailed market research and analysis to identify trends, comparable sales, and relevant economic indicators affecting property values in Lubumbashi and surrounding areas.
- Prepare accurate, well-supported, and timely valuation reports in compliance with bank policies, local regulations, and international valuation standards (e.g., IVS).
- Undertake site inspections and gather necessary data, including property specifications, legal documents, and environmental considerations.
- Liaise with clients, real estate agents, legal counsel, and other stakeholders to obtain necessary information and clarify valuation parameters.
- Continuously monitor and analyze changes in property markets, regulatory environments, and economic conditions that may impact property values.
- Contribute to the development and enhancement of valuation models, tools, and processes.
- Provide expert advice and support to internal departments on property-related matters and valuation methodologies.
- Ensure strict adherence to ethical guidelines and professional standards in all valuation activities.
Required Skills
- Proven experience in property valuation and pricing, preferably within a financial institution or real estate firm.
- Strong understanding of various valuation methodologies (e.g., comparable sales, income capitalization, cost approach).
- Excellent analytical skills with the ability to interpret complex market data and financial information.
- Proficiency in Microsoft Office Suite, especially Excel for financial modeling and data analysis.
- Exceptional report writing and presentation skills, with keen attention to detail.
- Solid knowledge of real estate market dynamics in the Democratic Republic of Congo, particularly Lubumbashi.
- Ability to work independently and manage multiple assignments under tight deadlines.
- Fluency in French and strong working knowledge of English.
- Bachelor’s degree in Real Estate, Finance, Economics, Urban Planning, or a related field.
Preferred Qualifications
- Master’s degree in a relevant field.
- Professional certification such as RICS (Royal Institution of Chartered Surveyors), IVSC (International Valuation Standards Council), or a similar local accreditation.
- Experience with specialized valuation software or real estate analytics platforms.
- Demonstrated knowledge of banking credit policies and risk assessment related to property collateral.
