Job Description
Gore Developments Ltd. is seeking a highly skilled and experienced Quantity Surveyor to join our project team in Montego Bay, Saint James. This pivotal role involves overseeing all financial aspects of construction projects, from initial estimations to final accounts, ensuring cost efficiency, value for money, and adherence to budgetary constraints. The successful candidate will be instrumental in managing project costs, preparing detailed estimates, forecasts, and reports, and providing expert advice on contractual matters. You will work closely with project managers, engineers, and contractors, playing a crucial role in the procurement process, cost control, and financial risk management. This position requires a meticulous individual with a strong understanding of construction methods, materials, and legal frameworks, capable of delivering accurate cost projections and effective financial management throughout the project lifecycle. Key Responsibilities
- Prepare detailed cost estimates, budgets, and financial reports for all stages of construction projects.
- Manage and control project costs, ensuring adherence to allocated budgets and identifying potential cost savings.
- Conduct feasibility studies and risk analysis to advise on project viability and potential financial implications.
- Prepare tender documents, bills of quantities, and contractual agreements.
- Evaluate contractor bids, negotiate prices, and manage contractual variations.
- Perform regular site visits to monitor progress, assess work completed, and authorize payments.
- Prepare and submit interim valuations and final accounts.
- Provide expert advice on contractual disputes and claims.
- Liaise effectively with project managers, clients, architects, engineers, and subcontractors.
- Ensure compliance with all relevant building regulations, standards, and legal requirements.
Required Skills
- Bachelor's Degree in Quantity Surveying, Construction Management, or related field.
- Minimum 4 years of proven experience as a Quantity Surveyor in the construction industry.
- Strong knowledge of construction methods, materials, and legal frameworks.
- Proficiency in cost estimation software and Microsoft Office Suite (especially Excel).
- Excellent analytical, numerical, and problem-solving skills.
- Demonstrated ability to manage budgets and financial reporting accurately.
- Strong negotiation and contractual skills.
- Exceptional written and verbal communication abilities.
- Ability to work independently and collaboratively within a team environment.
Preferred Qualifications
- Master's Degree in a related discipline.
- Professional certification (e.g., RICS, CIOB).
- Experience with large-scale residential and commercial development projects.
- Familiarity with Jamaican building codes and construction practices.
- Knowledge of BIM (Building Information Modeling) for quantity surveying.
