As our Property Manager, you will be the primary point of contact for landlords and tenants alike, building strong relationships based on trust and transparent communication. Your days will be varied, encompassing everything from coordinating routine property inspections and handling reactive maintenance requests with approved contractors, to ensuring full compliance with all relevant housing legislation and mediating tenant queries. Key Responsibilities

  • Manage a dedicated portfolio of residential rental properties effectively and efficiently, ensuring tenant satisfaction and landlord profitability.
  • Act as the primary point of contact for landlords and tenants regarding all property management and maintenance issues, fostering strong relationships.
  • Coordinate and oversee all property maintenance and repair works, liaising with approved contractors and ensuring timely completion within budget.
  • Conduct regular property inspections, generate detailed reports, and advise landlords on necessary actions and property improvements.
  • Ensure full compliance with all relevant housing legislation, health and safety regulations, and Tenancy Deposit Scheme requirements.
  • Manage tenancy renewals, rent reviews, and deposit returns in accordance with legal guidelines and best practice.
  • Handle tenant queries, complaints, and disputes professionally and efficiently, aiming for amicable resolutions.
  • Process invoices, manage utility transfers, and oversee financial aspects related to property maintenance.
  • Maintain accurate and up-to-date property records, tenancy agreements, and all relevant documentation.
  • Contribute to the continuous improvement of property management processes and actively seek opportunities to enhance client satisfaction.

Required Skills

  • Proven experience (minimum 3 years) in residential property management, particularly in rentals and maintenance.
  • Comprehensive knowledge of UK housing legislation (e.g., Landlord and Tenant Act, Housing Act 2004) and property regulations.
  • Exceptional organisational and time management abilities, with a keen eye for detail and the capacity to multitask.
  • Strong communication and interpersonal skills, both written and verbal, for effective client and tenant interaction.
  • Proficiency in property management software (e.g., Alto, Reapit, Jupix or similar industry-standard platforms).
  • Ability to work independently, manage a demanding workload, and prioritise tasks effectively.
  • Full UK Driving License and access to a reliable car for regular property visits.
  • Excellent problem-solving, negotiation, and mediation skills.

Preferred Qualifications

  • ARLA Propertymark Level 3 Award in Residential Lettings and Property Management (or equivalent industry qualification).
  • Experience with conflict resolution and mediating tenant-landlord disputes.
  • Local knowledge of the Bristol property market, especially Henleaze and surrounding areas.
  • Prior experience with property management accounting software.
  • A track record of exceeding client expectations and achieving high retention rates.
