Job Description
Alpha Mead Group is seeking an experienced and highly motivated Property Manager to oversee the efficient operation and optimal performance of a diverse portfolio of properties within the Federal Secretariat, Abuja. This pivotal role involves comprehensive estate supervision, proactive tenant relationship management, diligent rent collection, and ensuring all properties under management meet the highest standards of maintenance and compliance. The successful candidate will be the primary point of contact for tenants, service providers, and property owners, facilitating smooth operations and fostering positive relationships. You will be responsible for preparing and managing budgets, conducting regular property inspections, coordinating maintenance and repairs, and enforcing lease agreements. This position requires a professional with a strong understanding of property law, exceptional organizational skills, and a commitment to delivering outstanding client service. You will play a crucial role in maintaining property value, ensuring tenant satisfaction, and optimizing rental income for our esteemed clients. Key Responsibilities
- Manage and oversee a portfolio of properties, ensuring optimal performance and tenant satisfaction.
- Implement and enforce lease agreements, property rules, and regulations.
- Conduct regular property inspections to identify maintenance needs, safety concerns, and ensure compliance with standards.
- Coordinate and supervise maintenance, repairs, and renovation projects with vendors and contractors.
- Actively manage rent collection processes, pursuing delinquent payments and initiating appropriate actions.
- Prepare and manage property budgets, track expenses, and ensure financial goals are met.
- Handle tenant inquiries, complaints, and requests promptly and professionally.
- Develop and maintain strong relationships with property owners, tenants, and service providers.
- Process move-ins and move-outs, including property walk-throughs and deposit reconciliations.
- Generate and present comprehensive reports on property performance, occupancy, and financial status.
- Ensure all properties comply with relevant health, safety, and environmental regulations.
- Market vacant units, conduct showings, and screen prospective tenants.
Required Skills
- Minimum of 4 years of experience in property management or real estate operations.
- Proven track record in estate supervision and rent collection.
- Strong understanding of property law and landlord-tenant regulations in Nigeria.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in property management software (e.g., Yardi, AppFolio) and MS Office Suite.
- Exceptional organizational and time management abilities.
- Ability to work independently and make sound decisions under pressure.
- Demonstrated problem-solving and conflict resolution skills.
- Financial acumen and budgeting experience.
Preferred Qualifications
- Bachelor's degree in Estate Management, Business Administration, or a related field.
