Job Description
We are seeking a dedicated and skilled Part-Time Apartment Maintenance Specialist to join our dynamic team in Middlesbrough. This crucial role involves ensuring the ongoing upkeep and excellent condition of residential apartments managed by Linthorpe Lettings. You will be responsible for a variety of tasks, ranging from routine repairs and preventative maintenance to responding promptly to tenant requests. Key Responsibilities
- Perform general maintenance and repair tasks across a portfolio of residential apartments, including plumbing, electrical, carpentry, and painting.
- Respond promptly and efficiently to tenant maintenance requests and emergency calls, diagnosing issues and implementing effective solutions.
- Conduct routine inspections of properties to identify and address preventative maintenance needs.
- Ensure all maintenance work is carried out to high standards of quality, safety, and compliance with relevant regulations.
- Maintain accurate records of all maintenance activities, repairs, and material usage.
- Coordinate with external contractors for specialized repairs or installations when necessary.
- Assist with unit turnovers, including preparing vacant apartments for new tenants (e.g., painting, cleaning, minor repairs).
- Manage and maintain tools, equipment, and inventory of spare parts.
- Communicate effectively with tenants, landlords, and the lettings team regarding maintenance status and resolution.
Required Skills
- Proven experience in general building maintenance or property repairs.
- Proficiency in basic plumbing (e.g., fixing leaks, unclogging drains).
- Basic electrical knowledge (e.g., replacing light fixtures, troubleshooting outlets).
- Competency in general carpentry and painting.
- Strong problem-solving and diagnostic skills.
- Ability to work independently and manage time effectively.
- Excellent communication and interpersonal skills.
- Valid UK driving license and access to reliable transportation.
Preferred Qualifications
- Relevant trade qualification or certification (e.g., City & Guilds in a relevant trade).
- Previous experience working for a lettings agency or property management company.
- Knowledge of health and safety regulations pertinent to residential properties.
- Experience with boiler maintenance and basic heating system troubleshooting.
- Familiarity with local suppliers for maintenance materials.
