Job Description
We are seeking a highly skilled and experienced Maintenance Supervisor to lead our Facility Services team at the Port of Leith. This crucial role involves overseeing the maintenance and upkeep of a wide range of facilities, including office buildings, warehouses, workshops, and general port infrastructure. You will be instrumental in ensuring that all facilities are maintained to the highest standards, operating safely, efficiently, and in compliance with all relevant regulations. The successful candidate will be a proactive leader, responsible for the day-to-day supervision of a dedicated team of maintenance technicians, coordinating both planned preventative maintenance (PPM) schedules and reactive repair works.
Your expertise will be vital in diagnosing complex issues, implementing effective solutions, and managing external contractors when specialist support is required. This role demands a strong understanding of various trades, including electrical, mechanical, plumbing, and HVAC systems, coupled with exceptional organizational and communication skills. You will manage budgets for maintenance projects, procure necessary materials and equipment, and ensure all work is completed to specification and within agreed timelines. Collaboration with various departments across Forth Ports will be key to minimizing disruption to operations while maximizing facility reliability. Key Responsibilities
- Supervise, lead, and mentor a team of maintenance technicians, fostering a culture of safety, productivity, and skill development.
- Develop, implement, and manage planned preventative maintenance (PPM) schedules for all facility assets, ensuring optimal performance and longevity.
- Respond effectively to reactive maintenance requests, prioritizing and delegating tasks to ensure timely and efficient resolution of issues.
- Oversee the repair and maintenance of building systems, including HVAC, electrical, plumbing, fire suppression, and structural components.
- Manage relationships with external contractors and service providers, ensuring adherence to safety standards, quality of work, and budgetary constraints.
- Conduct regular inspections of facilities and equipment to identify potential issues and ensure compliance with health and safety regulations, building codes, and company policies.
- Manage maintenance budgets, track expenditures, and ensure cost-effective procurement of materials and services.
- Maintain accurate records of all maintenance activities, including work orders, inspections, and repair histories, utilizing a Computerized Maintenance Management System (CMMS).
- Implement and enforce all company health, safety, and environmental policies and procedures.
- Prepare regular reports on maintenance activities, asset performance, and budgetary status for management.
- Participate in emergency response planning and execution for facility-related incidents.
Required Skills
- Proven experience in a supervisory or team lead role within facilities maintenance or property management.
- Strong technical background with hands-on experience in at least two of the following trades: electrical, mechanical, plumbing, or HVAC.
- Excellent leadership, communication, and interpersonal skills.
- Demonstrable knowledge of health and safety regulations pertaining to facility management (e.g., LOLER, PUWER, COSHH).
- Proficiency in using Computerized Maintenance Management Systems (CMMS).
- Ability to read and interpret technical drawings, schematics, and blueprints.
- Strong problem-solving and decision-making abilities under pressure.
- Valid UK driving license.
Preferred Qualifications
- Recognized trade qualification (e.g., NVQ Level 3 or equivalent) in an electrical, mechanical, or building services discipline.
- Relevant certifications in health and safety (e.g., IOSH Managing Safely, NEBOSH General Certificate).
- Experience with building management systems (BMS).
- Experience in a port environment or a similar heavy industrial setting.
- Project management experience for minor facility upgrades or renovations.
