Job Description
We are seeking an experienced and highly motivated Estate Manager with a strong background in building management and maintenance to join our team in Itu Local Government Area, Uyo. The successful candidate will be responsible for the comprehensive operational management and maintenance of a diverse portfolio of properties, ensuring their optimal performance, safety, and aesthetic appeal. This critical role involves overseeing all aspects of property operations, including financial management, tenant relations, vendor management, and strict adherence to regulatory compliance.
As the Estate Manager, you will be the primary point of contact for property owners and tenants, fostering strong relationships built on trust and efficient service delivery. You will lead and mentor a team of maintenance and administrative staff, guiding them towards achieving operational excellence and high service standards. Your expertise in proactive maintenance planning, emergency response coordination, and capital improvement projects will be vital in preserving and enhancing the value of our managed assets. Key Responsibilities
- Oversee the day-to-day operations and maintenance of assigned properties, ensuring all systems (electrical, plumbing, HVAC, safety) are functional and well-maintained.
- Develop and implement robust preventative maintenance programs to minimize downtime and extend asset life cycles.
- Manage property budgets, including expense control, rent collection, and financial reporting to property owners.
- Cultivate strong tenant relationships, addressing inquiries, resolving complaints, and ensuring high levels of tenant satisfaction.
- Source, negotiate with, and supervise third-party vendors and contractors for repairs, services, and projects, ensuring quality and cost-effectiveness.
- Conduct regular property inspections to identify maintenance needs, ensure compliance with health and safety standards, and maintain property aesthetics.
- Lead, train, and manage on-site staff, including maintenance technicians, security personnel, and administrative assistants.
- Ensure strict compliance with all relevant building codes, environmental regulations, and company policies.
- Prepare comprehensive reports on property performance, maintenance activities, and financial summaries for stakeholders.
- Coordinate and manage emergency responses for property-related issues outside of normal business hours.
- Implement capital improvement projects, from planning and budgeting to execution and quality control.
Required Skills
- Proven experience in property/estate management and building maintenance.
- Strong knowledge of building systems, mechanical, electrical, and plumbing (MEP) operations.
- Excellent leadership and team management abilities.
- Exceptional communication and interpersonal skills, capable of liaising with diverse stakeholders.
- Proficiency in property management software and MS Office Suite.
- Strong problem-solving and decision-making capabilities.
- Budget management and financial acumen.
- Understanding of health, safety, and environmental regulations.
- Ability to work independently and manage multiple priorities efficiently.
Preferred Qualifications
- Bachelor's degree in Estate Management, Facilities Management, Civil Engineering, or a related field.
- Professional certification from recognized bodies (e.g., IFMA, RICS, Nigerian Institution of Estate Surveyors and Valuers – NIESV).
- Experience managing diverse property portfolios (residential, commercial, retail).
- Knowledge of local government regulations and property laws in Akwa Ibom State.
