Job Description
We are seeking a dedicated, proactive, and meticulous Caretaker – Estate Maintenance professional to join our dynamic team, ensuring the pristine condition and smooth operational efficiency of our residential estate located in Ojota, Kosofe. This is a critical on-site role that demands a keen eye for detail, a strong work ethic, and an unwavering commitment to maintaining a safe, clean, and fully functional environment for all residents and visitors. The successful candidate will be responsible for a wide array of essential maintenance tasks, including but not limited to, conducting minor repairs across various systems, overseeing landscaping, managing waste disposal, providing fundamental security support, and ensuring the general upkeep of all communal areas and facilities. Living on-site is an integral component of this role, and suitable, comfortable accommodation will be generously provided within the estate to facilitate immediate response to any operational needs or emergencies. You will serve as the first point of contact for routine maintenance issues, working both independently on assigned tasks and collaboratively with external contractors when specialized work or major repairs are required. This role is ideally suited for an individual who takes immense pride in their craftsmanship, thrives on a hands-on approach to problem-solving, and is actively seeking a stable, long-term position within a reputable and growing property management firm. Key Responsibilities
- Perform routine and thorough inspections of the estate premises, promptly identifying and reporting all maintenance needs, damages, or potential hazards to management.
- Conduct a variety of minor repairs and maintenance tasks across plumbing, electrical, carpentry, masonry, and general building fabrics.
- Oversee, coordinate, and supervise the work of external contractors for specialized repairs, ensuring all work is completed efficiently, to specified standards, and within agreed timelines.
- Manage effective waste disposal systems and ensure the consistent cleanliness and tidiness of all common areas, including pathways, stairwells, lobbies, gardens, and shared facilities.
- Maintain landscape elements within the estate, including regular lawn mowing, watering plants, weeding, and general garden upkeep.
- Monitor and ensure the proper functioning of essential utilities and infrastructure, such as water supply systems, generators, lighting systems, and drainage.
- Provide basic security support, which includes monitoring access points, conducting regular patrols, and diligently reporting any suspicious activities or security breaches to management.
- Respond promptly and efficiently to emergency maintenance requests from residents, taking necessary immediate actions or escalating as required.
- Maintain accurate and detailed records of all maintenance activities performed, inventory of supplies and equipment, and services rendered by external contractors.
- Assist residents with minor issues or direct them to appropriate services, fostering a helpful and approachable presence within the community.
Required Skills
- Proven experience of at least 2 years in general building maintenance, facilities management, or a similar caretaker/handyman role.
- Demonstrable basic knowledge and practical skills in plumbing, electrical systems, and carpentry.
- Physical ability to perform manual tasks, lift moderate weights, and safely operate basic maintenance tools and equipment.
- Strong problem-solving capabilities and the ability to work effectively and efficiently without constant supervision.
- Excellent communication and interpersonal skills to interact respectfully with residents, management, and contractors.
- Highly reliable, trustworthy, with a strong sense of responsibility and attention to detail.
- Ability to speak, read, and understand English fluently.
Preferred Qualifications
- Possession of a trade certification or vocational training in plumbing, electrical work, or general building maintenance.
- Prior experience working specifically within a residential estate or commercial property management setting.
- Current First Aid and basic Safety certification.
- Familiarity with local building codes, safety regulations, and environmental standards in Lagos, Nigeria.
