Job Description

Boardwalk REIT is seeking a highly motivated and experienced Building Superintendent to join our team in Edmonton, Alberta. Your responsibilities will encompass everything from preventative maintenance and repairs to managing resident inquiries and coordinating with external vendors. Key Responsibilities

  • Perform routine preventative maintenance and minor repairs on building systems, including plumbing, electrical, HVAC, and structural components.
  • Respond promptly and efficiently to maintenance requests from residents, ensuring timely resolution and communication.
  • Conduct regular inspections of the property, identifying and addressing potential issues before they escalate.
  • Coordinate and oversee work performed by third-party contractors and service providers.
  • Ensure cleanliness, safety, and curb appeal of the building interior and exterior, including common areas, grounds, and amenities.
  • Manage inventory of maintenance supplies and equipment, ensuring availability and cost-effectiveness.
  • Assist with resident move-ins and move-outs, including unit inspections and preparation.
  • Enforce property rules and regulations, promoting a harmonious living environment.
  • Maintain accurate records of maintenance activities, inspections, and repair costs.
  • Be available for on-call emergencies outside regular business hours on a rotational basis.

Required Skills

  • Minimum 3 years of experience in residential property maintenance or a similar Building Superintendent role.
  • Proven knowledge and practical experience in basic plumbing, electrical, carpentry, and general building repairs.
  • Strong understanding of health and safety regulations pertinent to residential buildings.
  • Excellent problem-solving abilities and a proactive approach to maintenance.
  • Exceptional customer service and communication skills (verbal and written English).
  • Ability to work independently and as part of a team.
  • Valid driver’s license and access to reliable transportation.
  • Legal eligibility to work in Canada (or ability to obtain a work permit).

Preferred Qualifications

  • Relevant trade certification (e.g., HVAC, Electrical, Plumbing).
  • Experience with Yardi or other property management software.
  • First Aid/CPR certification.
  • Experience working in a multicultural environment and supporting diverse resident needs.
  • Previous experience supervising junior staff or contractors.
