Job Description
Brookfield Properties is seeking a highly motivated and experienced Building Superintendent to join our dedicated team in Edmonton, Alberta. Key Responsibilities
- Oversee the day-to-day operations and maintenance of assigned commercial or residential properties, ensuring optimal functionality and appearance.
- Perform preventative maintenance tasks on building systems including HVAC, plumbing, electrical, and fire safety equipment.
- Respond promptly to tenant service requests and emergencies, troubleshooting issues and coordinating repairs as necessary.
- Manage and supervise third-party contractors and vendors, ensuring work is completed safely, efficiently, and to high standards.
- Conduct regular inspections of the building, grounds, and common areas to identify and address maintenance needs, safety hazards, and cleanliness issues.
- Maintain accurate records of maintenance activities, service requests, inspections, and inventory.
- Implement and enforce building rules, regulations, and safety procedures.
- Assist with budgeting and cost control for building maintenance and operational expenses.
- Ensure compliance with all relevant building codes, health and safety regulations, and environmental standards.
- Train and mentor junior maintenance staff or assistants as required.
- Be available for on-call duties and emergency responses outside of regular business hours.
Required Skills
- Minimum 5 years of experience in building maintenance or property management, with at least 2 years in a supervisory or superintendent role.
- Strong knowledge of building systems (HVAC, electrical, plumbing, mechanical, life safety).
- Proficiency in performing minor repairs and preventative maintenance tasks.
- Excellent problem-solving and decision-making abilities.
- Strong communication and interpersonal skills, capable of interacting effectively with tenants, vendors, and team members.
- Ability to read and interpret blueprints, schematics, and operational manuals.
- Valid Class 5 driver's license and access to a reliable vehicle.
- Physical ability to perform manual labor, lift heavy objects, and work in various weather conditions.
- Eligibility to work in Canada (open to foreign applicants who meet immigration criteria).
Preferred Qualifications
- Relevant trade certification (e.g., HVAC Technician, Electrician, Plumber).
- Certification in building systems operation or property management.
- Experience with building automation systems (BAS) and computerized maintenance management systems (CMMS).
- First Aid and CPR certification.
- Proficiency in multiple languages is an asset.
- Experience working with diverse tenant populations and cultures.
