Key Responsibilities
- Conduct routine inspections of building systems, including electrical, plumbing, HVAC, and structural components, to identify and address potential issues proactively.
- Perform preventive maintenance tasks as scheduled, ensuring the longevity and optimal performance of all facilities and equipment.
- Execute minor repairs and adjustments across various building elements, such as carpentry, painting, basic plumbing fixes, electrical troubleshooting (e.g., replacing light fixtures, switches), and general handyman duties.
- Promptly respond to and efficiently resolve maintenance requests from tenants, staff, or property management, prioritizing issues based on urgency and potential impact.
- Liaise and coordinate effectively with external contractors and vendors for specialized repairs, major overhauls, or installations, ensuring quality workmanship and adherence to project timelines.
- Maintain accurate and detailed records of all maintenance activities, repairs performed, materials used, and equipment serviced for compliance and future reference.
- Ensure strict compliance with all health, safety, and environmental regulations and company policies, actively promoting a safe working environment for all occupants and colleagues.
- Assist in the setup and dismantling of equipment or furniture for events, meetings, or specific operational needs.
- Manage and monitor the inventory of maintenance tools, spare parts, and supplies, initiating procurement when necessary to ensure uninterrupted operations.
- Contribute to the overall cleanliness and orderliness of mechanical rooms, workshops, and common areas, reflecting high standards of facility management.
Required Skills
- Proven hands-on experience in building maintenance or a related trade.
- Basic knowledge of electrical systems, plumbing, carpentry, and general repairs.
- Ability to diagnose and troubleshoot common building issues effectively.
- Strong problem-solving skills and meticulous attention to detail.
- Good communication and interpersonal skills to interact professionally with colleagues, tenants, and contractors.
- Commitment to safety procedures and practices, with a proactive approach to hazard identification.
- Physical ability to perform manual tasks, lift moderate weights, and work in various indoor and outdoor environments.
- Proficiency in English for understanding instructions and documentation.
- Reliability and punctuality.
Preferred Qualifications
- Nitec or Higher Nitec in Facilities Management, Building Services, Mechanical & Electrical Engineering, or a related technical field.
- Relevant certifications in areas such as electrical wiring, plumbing, air-conditioning servicing, or WSH (Workplace Safety and Health).
- Experience with a Computerized Maintenance Management System (CMMS) or similar asset management software.
- Previous experience in commercial, residential, or industrial property maintenance environments.
- Ability to work independently as well as part of a collaborative team.
