Job Description
We are seeking a highly skilled and diligent Building Inspector to join our dynamic team at Sagicor Properties Limited. The successful candidate will be instrumental in ensuring all our construction and renovation projects, as well as existing properties, adhere strictly to national building codes, safety regulations, and company-specific quality standards. This role requires a meticulous professional who can conduct thorough inspections at various stages of construction, identify potential hazards, recommend corrective actions, and maintain comprehensive records. You will play a critical role in upholding the structural integrity, safety, and functionality of our diverse property portfolio, from initial ground-breaking to final occupancy. Key Responsibilities
- Conduct regular on-site inspections of new construction, renovations, and existing properties to ensure compliance with approved plans, specifications, and all relevant local and national building codes, zoning ordinances, and safety regulations.
- Verify the quality of materials and workmanship against established industry standards and project requirements.
- Identify and document code violations, deficiencies, or unsafe conditions, providing clear and concise reports with recommended corrective actions.
- Liaise effectively with contractors, project managers, engineers, architects, and property managers to resolve inspection issues and ensure timely rectification of non-compliant items.
- Review blueprints, specifications, and construction documents to ensure accuracy and adherence to regulatory standards prior to and during construction.
- Issue stop-work orders when necessary due to serious safety violations or non-compliance.
- Perform final inspections and issue certificates of occupancy or completion as authorized.
- Maintain accurate and detailed inspection records, logs, and reports, utilizing digital tools where applicable.
- Provide technical guidance and interpretation of building codes and regulations to project teams.
- Stay updated on changes in building codes, construction techniques, and safety standards.
Required Skills
- Proven experience as a Building Inspector or in a related field such as construction supervision or quality assurance.
- In-depth knowledge of Jamaican building codes, safety regulations, and construction practices.
- Strong understanding of structural, electrical, plumbing, and mechanical systems.
- Excellent observational skills and attention to detail to detect non-compliance or defects.
- Proficiency in reading and interpreting blueprints, schematics, and construction documents.
- Exceptional verbal and written communication skills for reporting and stakeholder engagement.
- Ability to work independently and manage multiple inspection sites effectively.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and digital reporting tools.
- Valid driver’s license and access to a reliable vehicle for site visits.
Preferred Qualifications
- Associate's or Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related technical field.
- Professional certification from a recognized building inspection body (e.g., ICC, local municipal certifications).
- Experience with commercial and residential property inspections.
- Basic knowledge of environmental regulations pertaining to construction.
- Familiarity with project management software.
