Job Description
We are seeking a dedicated, proactive, and meticulous Caretaker to join our property management team, supporting residential properties within the prestigious Clifton Village area of Bristol. This is a pivotal role that ensures the smooth operation, safety, and pristine condition of our managed residential buildings, significantly enhancing the living experience for our residents. Key Responsibilities
- Perform routine checks and inspections of communal areas, identifying and reporting any maintenance issues promptly.
- Carry out minor repairs and general maintenance tasks within residential properties and communal spaces (e.g., changing lightbulbs, fixing loose fittings, basic plumbing, lock adjustments).
- Ensure the cleanliness, tidiness, and presentability of all common areas, including hallways, stairwells, entrance lobbies, and exterior grounds.
- Manage refuse and recycling collections, ensuring bins are presented for collection and returned appropriately.
- Monitor and oversee the work of external contractors (e.g., cleaners, gardeners, specialist tradespeople), ensuring work is completed to a high standard, on schedule, and in line with all health and safety regulations.
- Respond promptly and courteously to resident requests and inquiries regarding property maintenance or communal facilities, providing solutions or escalating as necessary.
- Maintain security by conducting regular patrols, monitoring access control systems, and reporting any suspicious activity or security breaches.
- Assist with key management, resident move-ins/move-outs, and property viewings as required.
- Maintain accurate records of all maintenance activities, repairs undertaken, and contractor visits using our internal systems.
- Ensure full compliance with all health and safety regulations, including fire safety procedures, across all managed properties.
- Manage stock levels of cleaning and maintenance supplies, initiating orders as needed.
Required Skills
- Proven experience (at least 1 year) in a caretaker, facilities assistant, or similar maintenance role within a residential or commercial setting.
- Strong general DIY and practical repair skills, capable of undertaking a variety of minor maintenance tasks.
- Basic knowledge of health and safety procedures, particularly in a residential environment.
- Excellent communication and interpersonal skills, with a resident-focused and approachable manner.
- Ability to work independently, manage time effectively, and prioritize tasks.
- A proactive, organized, and problem-solving attitude.
- Physical fitness to carry out duties including lifting, climbing, and standing for extended periods.
- Full UK driving license (desirable for property visits).
Preferred Qualifications
- Relevant vocational qualification in a trade (e.g., plumbing, electrical, carpentry).
- First Aid at Work certification.
- Previous experience working within a property management company or residential block management.
- Knowledge of basic gardening or grounds maintenance.
- Experience with minor painting and decorating tasks.
