Job Description
We are seeking a highly motivated and experienced Property Manager with a strong focus on tenant oversight to join our growing team in Mbuji-Mayi, Kasaï-Oriental Province. This pivotal role is responsible for the overall management of our diverse property portfolio, ensuring optimal operational efficiency, tenant satisfaction, and financial performance. As the Property Manager specializing in Tenant Oversight, you will be the primary point of contact for all tenant-related matters, from initial onboarding and lease administration to ongoing relationship management and conflict resolution. You will play a crucial role in maintaining high occupancy rates, ensuring timely rent collection, and upholding the quality and value of our properties through proactive management and effective communication.
Your day-to-day responsibilities will involve regular property inspections, coordinating maintenance and repairs, enforcing lease agreements, and fostering positive tenant relations. You will manage tenant inquiries, address complaints promptly and professionally, and implement strategies to enhance tenant retention and satisfaction. This role requires a keen eye for detail, exceptional organizational skills, and a proactive approach to property management. You will work closely with our maintenance team, financial department, and senior management to ensure all properties meet high standards of safety, cleanliness, and functionality. Key Responsibilities
- Serve as the primary point of contact for all tenant inquiries, requests, and concerns, ensuring prompt and satisfactory resolution.
- Oversee the full tenant lifecycle, including robust tenant screening, lease preparation and execution, move-ins, and move-outs.
- Ensure strict adherence to lease terms and conditions, proactively addressing any breaches or non-compliance.
- Manage and track rent collection, pursue delinquencies, and process evictions in accordance with legal guidelines.
- Coordinate and supervise property maintenance, repairs, and renovations, ensuring work is completed efficiently and to high standards.
- Conduct regular property inspections to identify maintenance needs, assess property condition, and ensure compliance with safety regulations.
- Develop and maintain positive relationships with tenants to enhance satisfaction, foster community, and improve retention.
- Prepare and manage property budgets, track expenses, and ensure financial goals are met.
- Maintain accurate and up-to-date property records, tenant files, and financial documentation.
- Implement effective communication strategies to keep tenants informed about property news, policies, and emergencies.
- Handle tenant disputes and conflicts professionally, striving for amicable and fair resolutions.
- Generate regular reports on property performance, occupancy rates, financial status, and tenant relations for senior management.
Required Skills
- Proven experience in property management, specifically with strong tenant oversight responsibilities.
- Excellent communication, negotiation, and interpersonal skills.
- Strong understanding of local real estate laws, landlord-tenant regulations, and fair housing practices.
- Proficiency in property management software (e.g., Yardi, AppFolio, Buildium) and MS Office Suite.
- Exceptional organizational skills and attention to detail.
- Ability to manage multiple priorities and work effectively under pressure.
- Financial acumen and experience with budgeting and expense tracking.
- Problem-solving abilities and a proactive approach to challenges.
- Fluency in French and Lingala (written and spoken).
Preferred Qualifications
- Bachelor's degree in Real Estate, Business Administration, or a related field.
- Professional certification in Property Management (e.g., CPM, ARM).
- Experience managing a diverse portfolio of residential and commercial properties.
- Knowledge of the Mbuji-Mayi real estate market.
- Ability to speak Tshiluba or Swahili.
