Job Description

New Era Properties Ltd. is seeking a dedicated and proactive Caretaker to manage the day-to-day property and maintenance needs for a portfolio of properties located in Braeton, Portmore. This is a crucial on-site role that ensures our properties are kept to the highest standards of cleanliness, safety, and functionality. Your primary focus will be on preventative maintenance, conducting routine inspections, and performing minor repairs to plumbing, electrical systems, and general building structures. You will also be responsible for maintaining the aesthetic appeal of the grounds, including landscaping and waste management. This role requires a keen eye for detail, the ability to prioritize tasks effectively, and a friendly, professional demeanor when interacting with property occupants and external contractors.

Key Responsibilities

  • Conduct daily inspections of assigned properties to identify maintenance needs, safety hazards, and areas requiring attention.
  • Perform routine preventative maintenance tasks, including checking plumbing, electrical systems, HVAC filters, and general building structures.
  • Execute minor repairs such as fixing leaky faucets, replacing light fixtures, repairing drywall, painting, and basic carpentry.
  • Maintain cleanliness and orderliness of common areas, grounds, and exterior spaces, including sweeping, mopping, waste removal, and general tidiness.
  • Oversee landscaping duties, including lawn mowing, trimming hedges, watering plants, and ensuring pathways are clear and safe.
  • Coordinate with external contractors for larger repairs or specialized services, ensuring work is completed to company standards.
  • Respond promptly and efficiently to maintenance requests and emergency situations, assessing problems and implementing appropriate solutions.
  • Monitor and manage inventory of maintenance supplies, equipment, and tools, placing orders as needed.
  • Ensure all property safety regulations and standards are consistently met.
  • Interact professionally and courteously with residents, tenants, and visitors, addressing concerns respectfully.
  • Maintain accurate records of maintenance activities, repairs, and supply usage.

Required Skills

  • Proven experience in property maintenance or a related caretaking role.
  • Proficiency in performing minor plumbing, electrical, and carpentry repairs.
  • Basic knowledge of landscaping and groundskeeping techniques.
  • Ability to operate and maintain various hand and power tools safely.
  • Strong observational skills and attention to detail.
  • Excellent problem-solving abilities and ability to work independently.
  • Good communication and interpersonal skills.
  • Physical fitness to perform manual tasks, lift heavy objects, and work outdoors in various weather conditions.
  • Reliable and punctual with a strong sense of responsibility.

Preferred Qualifications

  • High School Diploma or equivalent; vocational training in a relevant trade (e.g., plumbing, electrical, carpentry) is a plus.
  • Valid Jamaican driver’s license and access to reliable transportation.
  • Experience with inventory management and basic record-keeping.
  • Familiarity with local health and safety regulations.
