Job Description

We are seeking a highly analytical and detail-oriented Project Estimator with expertise in quantity surveying and cost management to join our dynamic team in Barbican, Kingston. The ideal candidate will play a critical role in the pre-construction phase of our diverse portfolio of residential and commercial development projects. This position requires a professional who can accurately assess project costs, prepare detailed quantity take-offs, and develop comprehensive budgets, ensuring our projects are delivered on time and within financial parameters. You will be instrumental in analyzing blueprints, specifications, and other documentation to prepare accurate cost estimates, including labor, materials, equipment, and subcontractor costs. Your expertise will directly influence strategic decision-making, competitive bidding, and the overall financial success of our developments. Key Responsibilities

  • Prepare detailed cost estimates and quantity take-offs for all project phases, from conceptual design to final construction.
  • Analyze blueprints, specifications, proposals, and other documentation to prepare time, cost, materials, and labor estimates.
  • Collaborate with architects, engineers, subcontractors, and vendors to gather necessary information and clarify project scopes.
  • Maintain an updated database of material costs, labor rates, and subcontractor pricing for accurate future estimations.
  • Identify and assess potential risks, opportunities, and value engineering options to optimize project costs without compromising quality.
  • Assist in the preparation of bid documents, tender evaluations, and contract negotiations with suppliers and subcontractors.
  • Monitor project costs against budget throughout the construction lifecycle, identifying variances and reporting on financial performance.

Required Skills

  • Proficiency in construction estimating software (e.g., On-Screen Takeoff, Bluebeam, ProEst)
  • Strong understanding of construction methods, materials, and legal regulations in Jamaica.
  • Excellent analytical and mathematical skills, with meticulous attention to detail.
  • Ability to read and interpret complex architectural and engineering drawings and specifications.
  • Proficiency in Microsoft Office Suite, especially Excel for data analysis and reporting.
  • Exceptional communication and negotiation skills, both written and verbal.
  • Demonstrated ability to manage multiple projects simultaneously and meet tight deadlines.

Preferred Qualifications

  • Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
  • Professional certification (e.g., RICS, CIOB) or membership in a relevant professional body.
  • Experience with design-build and traditional tender projects.
  • Knowledge of local Jamaican building codes and regulations.
  • Familiarity with project management software (e.g., Primavera P6, Microsoft Project).
