Job Description
We are seeking an experienced and highly motivated Estate Valuer to join our dynamic team in Old GRA, Port Harcourt. This pivotal role involves conducting comprehensive property valuations across various asset classes, providing expert advice on property pricing, and contributing to strategic real estate decisions for a diverse clientele. The ideal candidate will possess a deep understanding of the local Port Harcourt real estate market, strong analytical capabilities, and excellent report-writing skills. You will be instrumental in delivering accurate and reliable valuations that uphold our firm’s reputation for excellence, serving both private and corporate clients, as well as governmental bodies. Key Responsibilities
- Conduct thorough inspections and evaluations of residential, commercial, and industrial properties for various purposes including sales, acquisitions, mortgage, insurance, and financial reporting.
- Prepare detailed and defensible valuation reports, ensuring compliance with NIESV (Nigerian Institution of Estate Surveyors and Valuers) standards, international valuation standards (IVS), and other relevant regulatory guidelines.
- Perform comprehensive market research and analysis to identify trends, comparable sales, and influencing factors impacting property values in the Port Harcourt region and beyond.
- Liaise effectively with clients, property owners, legal professionals, and financial institutions to gather necessary information and present valuation findings clearly.
- Utilize various valuation methodologies (e.g., comparable sales, income capitalization, cost approach) and property valuation software to generate accurate estimates.
- Provide expert testimony or support in property-related disputes or litigation as required.
- Stay abreast of changes in property laws, economic conditions, and market dynamics affecting real estate valuation.
- Contribute to business development initiatives and maintain strong professional relationships.
- Mentor junior valuers and contribute to the team's professional development.
- Ensure all work adheres to ethical standards and company policies.
Required Skills
- Bachelor's degree in Estate Management, Quantity Surveying, or a related field.
- Minimum of 3 years of post-qualification experience in property valuation.
- Full registration and current practicing license with the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON).
- Proficiency in property valuation software and Microsoft Office Suite (Excel, Word, PowerPoint).
- Strong analytical, research, and problem-solving skills.
- Excellent written and verbal communication abilities.
- In-depth knowledge of local Port Harcourt real estate market dynamics.
- Ability to work independently and as part of a collaborative team.
- High ethical standards and a strong commitment to professional integrity.
Preferred Qualifications
- Master's degree in Real Estate, Finance, or a related discipline.
- Membership or affiliation with international bodies such as the Royal Institution of Chartered Surveyors (RICS).
- Experience with complex valuations, development appraisals, and feasibility studies.
- Demonstrated experience in client relationship management and business development.
- Familiarity with GIS mapping tools and data analysis platforms.
