Midland Heart is seeking a dedicated and proactive Maintenance Worker to join our Facilities team, primarily serving our diverse portfolio of properties and sites within the Perry Barr, Birmingham area. This is a vital, frontline role that ensures our residential properties, communal spaces, and offices are kept in excellent condition, directly contributing to providing comfortable and secure environments for our residents and colleagues.
As a Facilities Maintenance Worker, you will be instrumental in tackling a wide array of maintenance tasks. Your responsibilities will span from conducting thorough routine inspections and executing preventative upkeep schedules to swiftly addressing urgent repairs and general wear and tear. Key Responsibilities
- Perform general maintenance and repairs across various properties, including plumbing, basic electrical, carpentry, painting, and plastering.
- Conduct routine inspections of facilities and equipment to identify and resolve issues before they escalate.
- Respond promptly to maintenance requests and emergency repairs, ensuring minimal disruption to residents and staff.
- Carry out preventative maintenance tasks to prolong the lifespan of assets and systems.
- Maintain external areas, including basic grounds maintenance, litter picking, and ensuring clear access routes.
- Assist with the preparation of empty properties for new residents, including minor repairs and decorative work.
- Ensure all work is carried out in compliance with health and safety regulations, company policies, and best practices.
- Manage and maintain tools and equipment, ensuring they are in safe working order.
- Liaise with external contractors for specialised repairs or projects when required.
- Accurately complete paperwork and reports related to maintenance activities and inventory.
Required Skills
- Proven experience in a general maintenance or facilities role, demonstrating competence in various trade skills.
- Good practical skills in areas such as plumbing, carpentry, painting, and basic electrical work.
- Strong problem-solving abilities and a proactive approach to identifying and resolving issues.
- Excellent communication and interpersonal skills, with the ability to interact respectfully with residents and colleagues.
- A full UK driving license and access to a reliable vehicle.
- Ability to work independently and manage a varied workload efficiently.
- Knowledge of health and safety regulations relevant to maintenance work.

Preferred Qualifications
- NVQ Level 2 or equivalent qualification in a building trade or maintenance-related field.
- Experience working within a housing association or similar residential environment.
- Basic IT skills for reporting and administrative tasks.
- First Aid certification.
