Job Description

Eko Property Services Ltd. is seeking a dedicated and proactive On-site Caretaker to manage the daily operations and maintenance of a vibrant residential complex located in Sangotedo, Lekki. This is a live-in position, offering comfortable on-site accommodation as part of the remuneration package. The ideal candidate will be a dependable individual with a strong sense of responsibility, excellent practical skills, and a commitment to ensuring a safe, clean, and well-maintained environment for all residents. You will be the first point of contact for residents regarding property-related issues, playing a crucial role in fostering a positive community atmosphere. Your day-to-day will involve a blend of routine inspections, minor repairs, coordinating with external vendors, and ensuring adherence to property rules and regulations. This role requires a hands-on approach and the ability to respond promptly to emergent situations. Key Responsibilities

  • Conduct daily inspections of the residential complex, including common areas, exterior grounds, and facilities, to identify and address maintenance needs.
  • Perform minor repairs and routine maintenance tasks such as plumbing fixes, electrical bulb replacements, carpentry, painting touch-ups, and general upkeep.
  • Coordinate and oversee external contractors (e.g., electricians, plumbers, landscapers, cleaners) for larger repairs or specialized services, ensuring quality work and timely completion.
  • Monitor and maintain the cleanliness of common areas, including lobbies, stairwells, hallways, and outdoor spaces, personally or by supervising cleaning staff.
  • Ensure security protocols are followed, including monitoring access points, reporting suspicious activities, and assisting residents with security concerns.
  • Respond promptly to resident inquiries, maintenance requests, and emergencies (e.g., burst pipes, power outages) outside regular hours when necessary.
  • Manage waste collection and disposal, ensuring bins are emptied regularly and the refuse area is kept clean and orderly.
  • Maintain accurate records of maintenance activities, repairs, and inventory of supplies.
  • Enforce property rules and regulations, gently reminding residents of guidelines to ensure a harmonious living environment.
  • Assist with move-ins and move-outs, including inspecting units and preparing them for new occupants.
  • Ensure all safety equipment (e.g., fire extinguishers) is in good working order and accessible.

Required Skills

  • Proven experience in general maintenance, caretaking, or facility management.
  • Basic knowledge of plumbing, electrical, and carpentry repairs.
  • Strong problem-solving abilities and a proactive approach to maintenance issues.
  • Excellent communication and interpersonal skills to interact with residents and vendors.
  • Ability to work independently and manage time effectively.
  • Reliable, trustworthy, and a strong sense of responsibility.
  • Physical stamina to perform manual tasks and lift heavy objects when required.

Preferred Qualifications

  • High School Diploma or equivalent; trade certification is a plus.
  • Previous experience working as a live-in caretaker or property manager.
  • Familiarity with health and safety regulations.
  • Proficiency in basic record-keeping and reporting.
